The Arrowhead standard

One call.
Whole picture. Home inspection services in Oklahoma City

Arrowhead handles the due-diligence list in one place, from the full home inspection to the specialty services that help you make a confident decision.

Choose the right layer

Start with the question you need answered. You can book a full inspection, add a specialty service, or ask us to help scope the property before you schedule.

01

Full Home Inspection

The complete visual examination of the home’s major structures, systems, and safely accessible components. Edward documents defects, safety issues, and health concerns so you can understand the property before you commit. Reports are typically delivered within 24 hours—often the same day—depending on how late in the day the inspection is performed and how much documentation the property requires.

02

New Construction Inspection

An inspection of a newly built home before closing. Edward reviews visible workmanship, systems, and components for construction defects, explains what the inspection covers, and clarifies what is outside its scope.

Termite / Wood-Destroying Insect (WDI) Inspection

Through Arrowhead Termite Inspections, LLC—a separate company from Arrowhead Home Inspections, LLC—Edward provides the Oklahoma-required Form ODAFF-1 report after a licensed visual inspection for termites and other wood-destroying insects. This service does not include treatment or extermination.

06

Water Quality Testing

Lab-based sampling of a private water supply, with conventional or FHA/VA testing available. The requested panel determines what the laboratory screens for and how the results are reported.

07

Indoor Air Quality Testing

Testing for mold-related indoor air quality concerns, considered alongside moisture conditions, mold-like growth, and the air the family breathes.

See service details →
08

Surface Mold Testing

Targeted testing of visible mold-like growth on surfaces. The sample helps identify what is present so you can understand the concern and choose an appropriate next step.

09

Advanced Particle ID for Air Quality

Laboratory identification of particulates in the air when a general air quality test does not answer the question. In plain terms, it helps identify what is floating in the air when a worried buyer needs more specific information.

10

Radon Testing

A test for radon, a naturally occurring radioactive gas that can collect inside buildings. Radon is the leading cause of lung cancer in non-smokers, so testing before you buy is a practical health decision.

11

Manufactured Home HUD Foundation and/or Additions Inspection

An inspection for HUD permanent foundation certification on a manufactured home, including the foundation and additions. The inspection documents the visible conditions needed for the certification process; it is not a general home inspection.

12

Pool & Spa Inspection

A visual review of accessible pool or spa equipment, safety features, visible plumbing, structure, and condition. The goal is to clarify what is visible, what appears to operate, and what needs follow-up.

13

Outbuilding & Shop Inspection

A focused inspection of detached shops, garages, barns, and other outbuildings, covering their visible structure, electrical, roof, and overall condition.

14

Solar Panel Assessment

An educational visual assessment of a home’s photovoltaic/solar installation and its accessible components, helping buyers and owners understand visible condition, installation details, safety, and system context. This is not an electrical engineering certification or an energy-production guarantee.

15

Moisture Assessment

A focused assessment using thermal imaging and moisture-meter testing to identify suspicious moisture patterns, elevated moisture readings, and likely areas of concern, then help trace moisture toward its likely source. Thermal imaging shows temperature patterns, while a moisture meter measures moisture at accessible surfaces. Neither replaces opening concealed assemblies or a specialist diagnosis.

16

11-Month Builder Warranty Inspection

A first-year review for new-build owners in Edmond, Yukon, Mustang, Moore, and Newcastle, plus the greater Oklahoma City metro: we inspect the home and document defects in writing while the builder's warranty is still in effect.

17

Full-Home Infrared Scan (Thermal Imaging)

Edward uses a state-of-the-art infrared camera on every home inspection as one more tool for reading temperature patterns and finding areas that deserve closer attention.

18

Sewer Scope (Main Drain Line Camera Inspection)

A video camera inspection of the main drain line from the home to the public sewer or private septic tank. The scope documents visible conditions inside the accessible pipe at the time of the inspection.

Beyond the standard visual inspection

Tools that see what eyes can’t.

Some parts of a home deserve more than a quick glance. The right tools help Edward document hard-to-reach conditions clearly and safely.

FAA-certified drone pilot

A full view from above.

Edward is a certified FAA drone pilot and uses aerial imaging for roof and exterior inspections. Buyers get a full, safe look at the roof surface, flashing, chimneys, and areas that are unsafe or impractical to walk, with clear photographic evidence in the report. No ladder-only guesswork.

02

Remote crawlspace crawler

Go where a person can’t.

A remote crawlspace crawler documents tight or low crawlspaces a person cannot safely enter, so nothing gets skipped because a space was too tight. Real video and photos show under-floor conditions, moisture, plumbing, ductwork, foundation, and insulation.

Which one do I need?

Start with your role.

The property and the moment in the transaction usually tell us where to begin. If you are unsure, send an enquiry and we will help you choose the scope.

Buying a resale home

Start with a Full Home Inspection. Add the services that answer the property’s specific risks, such as radon, a separately invoiced WDI inspection through Arrowhead Termite Inspections, LLC, water quality, or a private system inspection.

Buying new construction

Schedule a New Construction Inspection before closing to review visible workmanship, systems, and components while there is still time to discuss defects with the builder.

Buying a home with private systems

Ask about Water Well Inspection, Septic System Inspection, and Water Quality Testing when the property depends on a private water or waste system.

Evaluating a home with solar PV

Add Solar Panel Assessment to understand visible panels, mounting, wiring, disconnects, equipment, roof interfaces, and questions for a qualified solar or electrical specialist. The Full Home Inspection covers the home’s broader electrical-related scope.

Investigating moisture concerns

Choose Moisture Assessment for staining, musty odors, suspected leaks, recurring moisture, or suspicious patterns. Thermal imaging and moisture-meter testing help identify likely areas of concern, while concealed conditions may need further investigation.

Concerned about the home environment

Indoor Air Quality Testing, Surface Mold Testing, Advanced Particle ID, and Radon Testing answer different environmental questions. Tell us what you are seeing or feeling so we can help scope the next step.

Buying a manufactured home

Start the Manufactured Home HUD Foundation and/or Additions Inspection request early because lenders often need the certification process completed for financing.

Want to understand the home

Every full home inspection ends with a review of the findings. Edward answers questions and, if the client is present and wants to, walks to the specific issue so the client can see it for themselves. This is included in the inspection, with no separate service or fee.

The Arrowhead position

We work for you — not the realtor.

The inspection is your opportunity to have an independent professional in the room. Whether you found us or your realtor recommended us, Arrowhead’s only client is the person buying the home. The report is written for you, with your interests in mind.

Not a 45-minute home inspection.

Edward takes the time to inspect where risk lives — attic, crawlspace, roof, electrical, plumbing, HVAC, and drainage. That is military-grade attention to detail, backed by more than 30 years of high-stakes inspection experience.

For realtors

Steady inside the contingency window.

01Reports delivered fast so the next decision is easier to make.

02Plain-language findings that clients can actually use.

03Calm explanations that inform the buyer without alarming them.

04Easy scheduling when the transaction timeline is tight.

After the inspection

Additional protection.

Oklahoma home inspectors are not permitted to estimate or speculate the cost for repairs — instead we connect you to independent third-party tools that can.

Haven

01

Arrowhead pairs its inspection report with Haven, an independent third-party service. Haven gives clients access to a repair cost price builder, a 90-day warranty, discounted moving services, and secure cloud storage for the client's home paperwork. Haven provides these benefits; Oklahoma home inspectors are not permitted to estimate or speculate the cost for repairs.

A plain-language example: the 90-day warranty may help with eligible covered items that fail during the coverage period. It does not cover every condition, maintenance item, or pre-existing issue. Details and terms are set by the warranty provider.

InterNACHI Premium Warranties

02

These optional add-ons are for clients who want additional coverage on top of the inspection. Request them when you book or after the inspection; coverage details and terms are set by the warranty provider.
