Light Commercial Property Inspection in Oklahoma City and surrounding Oklahoma areas

What it is

Understand the condition before you commit.

For small commercial and non-residential properties such as offices, retail spaces, small multi-tenant buildings, shops, and warehouses, when the owner or buyer wants an independent visual review of the property’s major systems and components.

The review is a visual examination of readily accessible structures, roof, electrical, plumbing, HVAC, and site conditions. It documents observed defects and safety concerns in the agreed scope. The review is limited to safely accessible areas, is not technically exhaustive, and does not identify concealed or latent conditions. If a question would fall to a licensed engineer, architect, or trade specialist, that specialist’s evaluation is the appropriate next step.

Important: Oklahoma's Home Inspection Licensing Act and the Construction Industries Board rules apply to properties with four or fewer dwelling units. When a property falls outside that scope — for example, a commercial building or a residential property with more than four dwelling units — the inspection is not governed by the Act or those rules and Standards of Practice. Arrowhead will advise you in writing that the review is outside the Act, and the scope of work will be agreed with you in writing before the inspection.
